About our loan programs
CCRC Loans provides private financing options to local and foreign individuals, business', and corporations on real property in Costa Rica. The terms and conditions of these loans vary slightly depending on the type of property, loan to value, and the use of funds. Our loans typically are interest only loans with loan periods from one to four years and the interest rate is higher than traditional bank loans but the qualifying process is verysimple and we can fund within days of receiving the application. Borrowers use these loans for several different reasons such as bridiging short terms cash flow needs for their business, interim financing in order to obtain a bank loan, improvements for the collateral property, or refinancing an existing mortgage. We also work to consolidate debt if the Borrower has several loans on one or multiple properties.
CRC appraises the property and conducts a thorough due diligence of the property and borrower in order to determine the feasibility of making each loan.
Originally from San Antonio Texas Michael has been in Costa Rica since 1998. A graduate of University of Texas in Austin he is a registered sales agent in Texas and worked in leasing and sales for a campus real estate company prior to moving to Costa Rica. Michael worked for Los Suenos Resort & Marina for ten years selling property for the developer. After his tenure at Los Suenos Michael opened up HRG Properties & Rentals which focuses on the sales, rental, and management of properties in Los Suenos Resort & Marina.. Michael has been working in private finance for nearly his entire tenure in Costa Rica.
CRC Loans works with an elite group of professionals with years of experience in real estate lending and Trusts. All of our loans are made through a Trust Company with Stewart Title Latin America, with head offices in San Jose. Stewart is the most well known and respected Title Guaranty/Insurance policies, escrow, closing, and trust services that are crafted to address local real estate issues in Costa Rica. Stewart serves as the Trustee in all of our loans where the property and the entity which owns the collateral property is pledged to a trust which is managed by Stewart Title. Borrower and Lender must abide by the rules of the Trust and once the loan is completed and Borrower has paid back all interest and principal then the property is released from the Trust back to the Borrower.
